Due Diligence   Provide full due diligence services. For existing buildings: assess building condition for code compliance, exterior closure/roof, architectural finishes, elevators, MEP systems (with outside consultants as needed). Provide code analysis: structural, fire and life safety, disabled access compliance. For sites and new buildings: perform zoning analysis to identify conformance issues and development potential.

Feasibility   Develop feasibility studies for adaptive re-use and site or building acquisitions including planning and zoning analysis. Create yield studies based on multiple scenarios. Create site planning and conceptual design studies. Perform market-research to determine highest and best-use. Perform tenant Improvement test and fit studies. Provide construction budget modeling

Entitlements   Provide full entitlement services including zoning compliance reviews and preparation of submittals to agencies.  Represent the project to agencies and community groups.

Design   Provide full design services: develop project design and site planning from concept design through design completion. Create master plans. Develop sustainable design strategies. Track project statistics to assure fulfillment of the client’s pro-forma. Create interior designs for residential, corporate, retail and tenant spaces. Provide visualizations and fly-throughs.

Project Implementation Planning and Facilitation   Manage the design process, including timely submittal of deliverables and checks for completeness. Establish and maintain budget and schedule compliance. Establish quality level, product and systems standards. Analyze risks and develop appropriate mitigation.

Project Management   Provide full design management and oversight of the design team. Monitor adherence to established quality level and product standards, monitor adherence to program, budget and schedule. Conduct peer reviews for design appropriateness and cost efficiency, code compliance, readiness for permit submittal or bidding, constructability. Assist in design team selection and oversight.

Pre-Construction Phase Owner’s Representation/Construction Management   Full Owner’s Rep/CM services to develop and execute the project delivery strategy. Provide project implementation planning, cost planning and estimate validation. Establish project controls and procedures up to and through contractor selection. Conduct value-engineering and constructability reviews.

Capital Campaign (Bond) Planning   Prioritization of needs across multiple sites or programs to create parity, resulting in ranked project lists. Develop project budgets and schedules including phasing. Create master plans and design Visualizations. Support fundraising, capital campaigns and financial planning.

Project/Program Planning and Implementation   Assist in developing appropriate project delivery strategies, establishing project controls and contracting procedures. Update or establish Facility Design Standards.

Perform facility condition assessments: useful life of systems, energy efficiency, options for renovation or expansion. Check for code compliance: accessibility, fire and life safety and structural (outside consultant).

Stakeholder Facilitation   Outreach to engage the community and stakeholder groups. Conduct on-site design workshops to solicit input via community brain-storming. Lead visioning/goal-setting sessions including group gaming of scenarios. Make presentations to boards and commissions. Coordinate DSA and Agency interface. 

Programming, Planning and Design   Programming or program validation, master planning, test and fit studies. Provide full design services including conceptual design studies, 3D modeling and fly-throughs. Develop preliminary cost-modeling of alternatives. 

Implementation   Assist with design team solicitations, selection and oversight. Develop project and program-wide tracking tools for project scope, budget, schedule, deliverables. Analyze and define risks and develop appropriate mitigation. Develop project and program-wide controls and project management  procedures. Update and maintain facility design standards. Assist in preparing projects for bid.
